• architectural services from conception to post completion.

• evolve and discuss detailed sketch proposals and options with the clients.

• liaise where required with the clients’ structural engineer and party wall surveyor.

• make enquiries to the local planning department and prepare and submit drawings for Planning application.

• prepare and submit drawings for Building Control application.

• liaise with clients in the selection and specification of all key materials, fixtures and fittings.

• prepare an itemised Schedule of Works, with relevant construction details for tendering.

• tender the works to - provisionally - three builders.

• negotiate an agreed contract with the clients’ preferred builder and liaise directly with their chosen specialists where appropriate, e.g. kitchen designer/supplier or specialist glazing supplier.

• prepare the contract documentation for signing by both parties.

• inspect the works on site and certify their value.
